Tips for Getting a Higher Market Appraisal

Selling your house may be challenging in the current market, and a good appraisal may be important for getting the price you want when you do sell. When your property is  a substantial one, making sure you keep the right level of high value home insurance is important as well, to provide you with financial protection in the event of theft, fire, or other disaster right up to the settlement date.

When you are ready to put your home on the market, something as simple as hiring a cleaning and lawn service to make your property shine can make a difference in the appraiser’s perception of your home and ultimately in the appraisal that you receive. It may be best to send any animals to a neighbor or relative’s house while the appraiser is present as barking, sniffing and general rowdiness may leave a negative impression. It may also be wise to refrain from following the appraiser around to ask questions. Save your questions for after the inspection. 

Consider making a list for your appraiser of the features you believe make your home particularly attractive, including any security measures. You could put together a list of upgrades you have had carried out at your home, including what work was done, when it was completed, the cost and which company performed the work. Also, make sure your high value home insurance agent is aware of all substantial upgrades you have made to your home, so that your policies accurately reflect the cost of rebuilding and repairing your property.
